Atomic Projects is a Sydney remedial builder and investigation team. In the past five years, we’ve delivered over 100 strata projects across façades, balconies, roofs, and waterproofing. Our work has helped committees protect building value, keep residents safe, and avoid wasting money.

What makes us different is that we’re the builders who actually do the repairs. Our reports are based on real site knowledge — what we see when concrete is broken out, balconies are opened, and waterproofing systems are replaced. Frequently Asked Questions

Do Atomic’s reports replace an engineer’s report?

No. We don’t replace engineers. Our role is to gather clear evidence — photos, scans, and invasive records — which engineers then use to write their specifications.

Why not go straight to an engineer?

Starting with Atomic saves money and time. We collect the photos and scans first, so the engineer has everything they need when they come. This means they don’t have to visit the site again and again, which saves call-out costs and speeds things up for the committee.

Can our engineer attend the investigation?

Yes. For invasive works, we recommend it. They see the evidence first-hand and can sign off on findings immediately.

What qualifications does Atomic have?

We’re a fully licensed remedial builder in NSW, with public liability, workers comp, and HBCF insurance. Our team is trained in remedial diagnostics, waterproofing, and structural repairs.

Are your reports recognised by insurers and engineers?

Yes. Engineers rely on our reports to prepare scopes, and insurers accept them as supporting evidence during renewals or risk assessments.

What types of defects do you check for?

We document visible defects (cracks, spalling, leaks), scan for hidden moisture, and open up areas when approved. This covers façades, balconies, roofs, and waterproofing.

How long does a report take?

Observation Report: ~7 days
Condition Assessment: ~7–10 days
Invasive Investigation: ~14–21 days

What’s included in an invasive investigation?

We may open walls, ceilings, balconies, or roof sections. All works are photographed, logged, and temporarily reinstated with protective coverings.

Will this help at our AGM?

Yes. Reports are written in plain English with clear photos and summaries. Committees use them as evidence packs to secure approvals.

Do you provide cost estimates in your reports?

No. Reports are evidence-only. Once the engineer completes a scope, we can tender and price the remedial works.

What happens after the report?

Your committee can:
1) Present it at the AGM.
2) Engage an engineer (we can refer independents).
3) Roll the cost into the next stage if needed.

Who usually engages Atomic — managers or committees?

Both. Committees approve the spend, and strata managers usually arrange the booking with us.

Do you carry out the remedial works too?

Yes. Once the engineer finalises a specification, Atomic can tender and carry out the works.

What areas do you service?

We cover Sydney metro and surrounds, and can travel across NSW for larger projects.
